.beachfront Real Estate & Investment Terms of Sale for Buyers
1. if you are interested in a property listed with .beachfront Real Estate & Investment LLC, we will make every effort to show you the property by a .beachfront Real Estate & Investment LLC representative at the earliest time possible for the seller and you. All price quotations are subject to change and price negotiations have no influence on our commission claim of 5% of the purchase price.
2. if you make an offer on a property listed with .beachfront Real Estate & Investment LLC, we will present that offer to the owner for review and notify you of his decision to accept or reject the offer within 48 hours.
3. when the price is agreed upon and a contract of sale is signed, a deposit will be made through your attorney or you as the prospective buyer, directly to the owner or to us as the escrow agent for the property.
4. we do not make any recommendations for the choice of your legal counsel, but we do recommend that you contact your embassy and the lawyers listed there, who may act on your behalf independently of us. The choice of your lawyer is up to you and is not dependent on any business relationship from us. All legal fees incurred in the purchase of the property are the responsibility of the buyer, not .beachfront Real Estate & Investment LLC.
5. your attorney is responsible for all legal matters related to the purchase of a property and its registration with the authorities and .beachfront Real Estate & Investment cannot be held responsible for any errors made by an attorney.
6. Upon signing of the contract, the brokerage fee of 5%, which was agreed upon with the seller on the legal basis of the transaction for the services rendered, shall be immediately due for payment to beachfront Real Estate & Investment LLC. Here it is not relevant for beachfront Real Estate & Investment LLC by whom this commission is paid. This is a matter of negotiation for both contracting parties.

All information is provided without warranty, including the purchase price, and must be confirmed by the seller. Only then can you complete a reservation.
Reservation of a property for sale
In case you want to make a reservation for a property offered by .beachfront Real Estate & Investment LLC this is possible in connection with a reservation fee. We would like to point out that this fee is non-refundable in the event that no purchase contract is signed.
Liability
.beachfront Real Estate & Investment LLC acts to the best of its knowledge and belief. However, we can only tell you what is known to us. .beachfront Real Estate & Investment LLC is therefore not liable for any damage or lack of information that we cannot communicate if it is not available. In this case the buyer has to settle with the contracting party "the seller". Of course .beachfront Real Estate & Investment LLC supports its clients as far as we can.
